• Duration: Potentially infinite, absolute ownership.

• Transferability: Freely devisable, descendible, alienable.

• Future Interest: None.

• Defeasible Fee Simple

• Fee Simple Determinable (FSD)

• Language: "To A for so long as...", "To A during...", "To A until..." (clear durational language)

• Forfeiture: Automatic upon condition violation.

• Future Interest: Possibility of Reverter (Grantor).

• Fee Simple Subject to Condition Subsequent (FSSCS)

• Language: "To A, but if X event occurs, grantor reserves right to reenter" (clear durational, right to reenter reserved)

• Forfeiture: Not automatic;
